Should You Take Your Home Off the Market for Winter? Check the Ada County Numbers First
Every fall, homeowners hear that nobody buys in winter. That is too simple. Ada County resale closings slowed last winter, but hundreds of existing homes still sold—and the count of competing resale listings fell faster than the monthly sales count.

From October to December, Ada County resale inventory declined from 1,049 homes to 614 (about 41.5%). Monthly resale closings declined from 522 to 405 (about 22.4%). December’s 405 closings show buyers remained active. Inventory and closed sales measure different things, so this is seasonal context—not a promise that a winter listing sells or commands a higher price.
I have personally closed transactions on Christmas Eve and New Year’s Eve multiple times, and December has been one of my busiest months in some years. Your outcome still depends on the home, price, presentation, timing, and competition.
Before you withdraw, review the whole plan
Compare your home with active listings that a buyer would actually consider. Review recent comparable sales and showing feedback. If buyers are not booking showings, determine whether price, access, or presentation is the obstacle. Then compare the cost of waiting with your moving plans and likely net proceeds.
Freddie Mac’s latest survey available October 28 showed the 30-year fixed average at 7.32% on October 22, down from 7.40% the previous week. Rates can move either way, so do not base a selling decision on a promised rate increase or cut.
